Tenant Guide

As soon as you see a property of interest, please contact our team to register your details or arrange a viewing. A member of our lettings team will be happy to assist you throughout the process.

Once you have found a suitable property, we will present your offer to the landlord. If your offer is accepted, a holding deposit equivalent to one week's rent may be requested whilst referencing and pre-tenancy checks are carried out.

If the landlord withdraws from the proposed tenancy, the holding deposit will normally be returned in accordance with current legislation.

Once referencing and compliance checks have been completed, tenancy documentation will be prepared for signing by all parties. Prior to the tenancy commencing, the first month's rent and tenancy deposit will be required.

The tenancy deposit will be protected within a government-approved tenancy deposit protection scheme in accordance with current legislation.

On the day your tenancy begins, arrangements will be made for the inventory and check-in process to take place, including the handover of keys. This provides an opportunity to review the condition of the property, confirm meter readings and review the inventory documentation.

You will also be responsible for notifying utility providers and the local authority regarding council tax and ongoing utility accounts.

In accordance with the Tenant Fees Act 2019, most tenant fees are prohibited.

Permitted payments may include:

• Rent
• Tenancy deposit
• Holding deposit
• Payments associated with early termination of the tenancy when requested by the tenant
• Default fees where permitted within the tenancy agreement
• Utilities, communication services and council tax
